Location and commercial prospectus
Kathmandu is commonly abbreviated as KTM and is a metropolitan city found in Nepal, a country located in the Himalayas region. The city is around 1400 meters above sea level and lies at the central valley surrounded by mount Shivapuri, Nargajun, Chandragiri and Phulchowki. Also, surrounding ‘tri- city’ are two smaller commercial points. First, is Lalitpur which lies 3.1 miles southeast of the main capital and rich in ancient craft and art relics. Second, there’s Bhaktapur also known as ‘devotees’ hub’ and situated 14km east of Kathmandu. Little levels of pollution due to absence of heavy industries make the area’s soil fertile due to absence of toxic wastes. This factor has increased the value of land away from the CBD. Real Estate developers are purchasing land-parcels and leasing the same to large-scale farmers who are always looking for space to grow crops for feeding growing numbers of city dwellers.
Finance Market
The region receives numerous tourists all year round who come to hike Himalayan Mountains and hills. Kathmandu is the major gateway for visitors who wish to explore ancient Himalayan range. There’s always room for property developers who are seeking to build small/large chains of vacation spots targeting the visitors. Construction is quite cheap since most of the materials are readily available. The most common building material is wood from legal limbers in the Himalayas. If starting from scratch is difficult, one can purchase a group of dilapidated lodges at very convenient prices and renovate them to increase the property’s value then later sell them at higher prices for more benefit.
Climate and geography
Eight permanent rivers emanating from the mountainous region run across Kathmandu with elevations ranging from 1500 to around 3000 meters above sea level. Along the river bed commercial farming of citrus fruits like oranges, lime and grapes goes on. Farmers are attracted to rich grey volcanic sediments found along river beds. Property developers lease parcels of land to commercial farmers interested in trading these products both locally and overseas. Visitors describe Kathmandu’s climate as salubrious; calm mornings, warm days and cool nights. The region experiences monsoon rains which start around the month of June and reaches peaks of at least 22 rainy days in August. The main commercial hubs of this region include Putalisadak, Ason and Durbar Square. However, these points have been affected by air pollution emanating from heavy traffic and numerous cremation centers.
